Expressions of Interest Sought for Space Availability The Department of Veterans Affairs (VA) seeks Expressions of Interest (EOI) from owners, landlords, and representatives of available space meeting the following general requirements: State: Florida City: Gainesville (See description below and Delineated Area Map attached) Delineated Area: North: NW 23rd Avenue. South: SW 24th Avenue. East: FL‑121. West: SW 122nd Street. Minimum Sq. Ft. (ABOA): 3,568 Maximum Sq. Ft. (ABOA): 4,311 Minimum Sq. Ft. (RSF): 4,282 Maximum Sq. Ft. (RSF): 5,173 Space Type: Clinical Outpatient - Vet Center Parking Spaces: 30 Full Term: 20 years Firm Term: 5 years NOTICE REGARDING SUCCEEDING LEASE The U.S. Government currently occupies clinical space at 105 NW 75th Street, Suite 2, Gainesville, FL under a lease that expires June 30, 2027. The Government intends to pursue a Succeeding Lease at the current location; however, alternative space will be considered if it is determined to be economically advantageous. In making this determination, the Government will consider, among other factors: • Availability of alternative space that can meet VA's requirements; • Costs associated with relocating, including physical move costs; • Replication or replacement of tenant improvements; • Telecommunication/IT infrastructure replication; and • Operational downtime for the Readjustment Counseling Service program. Vet Center Agency ‑ Specific Requirements (Summary) Vet Centers require fully serviced, clinically appropriate outpatient space designed to support confidential counseling, group therapy, and staff operations in a secure, acoustically controlled environment. Space must meet VA and GSA lease standards and provide enhanced privacy (STC‑rated construction), robust telecommunications infrastructure, controlled public access, and Facility Security Level (FSL) II security systems including CCTV, intrusion detection, access control, and duress alarms. Lessor‑provided services include utilities, janitorial, maintenance of finishes and systems, guest Wi‑Fi, basic cable TV in designated areas, and ongoing monitoring/upkeep of physical security systems. It does not constitute a solicitation, invitation for bids, request for quotations, or request for proposals. Responses will be treated as informational only and may be used to help the Government determine acquisition strategy, delineated area adjustments, and performance requirements. Respondents are encouraged to submit information even if their property does not currently meet all preferred features, provided they can describe a reasonable plan for achieving compliance.
