Lease Term: 5 year, 3 years firm Occupancy : The Government cannot occupy the premises or commence the lease prior to July 2027. Space Requirements: Space Layout: 40,000 - 45,000 ABOA SF. Workspaces: Minimum 23,100 ABOA SF for open modular workspaces (36sf and 56sf desks) Private Offices (8): approx. 270 ABOA SF each Break Room (1): Minimum 600 ABOA SF Mail Storage (1): Minimum 2,800 ABOA SF Conference/Training (1): Minimum 2,000 ABOA SF Secure Vestibule (1): Minimum 64 ABOA SF (within suite) Secure Storage Room (1): Minimum 500 ABOA SF Admin Room (1): 5,500 Admin Room (1): 3,000 Server Room (1): approx. 180 ABOA SF with 24/7 cooling Space must be efficiently designed to support the required operations. Inefficiently designed layouts or configurations that limit functional use may be disqualified from consideration. Configuration: Contiguous space preferred. Office space which is non-contiguous must then be located directly above the contiguous space. Parking Requirement: Must provide reserved parking for 3 Government Owned Vehicles (GOVs). Facility Security Level (FSL): II minimum Collocation Restrictions: The Government will not consider collocation with tenants with law enforcement functions or tax collection. Building Access: Loading Dock And Freight Elevator access required. Public Access: This office is public-facing and will receive visitors; however, the anticipated volume of visitors is expected to be lower than that of high-volume customer service agencies such as SSA or IRS. Delivery Condition: Offered space must meet the requirements in this advertisement and RLP 26NAT02 and be priced accordingly. Space must be modern, high-quality, and suitable for professional use. Outdated or poorly maintained space will not be considered. The Government does not anticipate using Tenant Improvements (TI) or Building Specific Amortized Capital (BSAC) for this procurement.
