DESCRIPTION OF REQUIREMENTS The U.S. Army Corps of Engineers Saint Louis District requires approximately 1,825 ANSI/BOMA Office Area square feet of office space. The space must be located within a half-mile radius of the current location at 113 West Main Street, Jackson, Missouri 63755. The Government's intent is to remain in or near its current space if a competitive offer meeting all requirements is received. 2. LEASE TERMS Base term: 12 months. Four 12-month option years at the Government's discretion. The lease will be awarded under the authority of 10 U.S.C. § 2661 on a firm-fixed-price basis. Rent is payable monthly in arrears by electronic funds transfer. 3. SPACE REQUIREMENTS The offered space must be ready for immediate occupancy or with minimal build-out acceptable to the Government. It must meet all applicable federal, state, and local codes, including accessibility standards under the Architectural Barriers Act. 4. SECURITY REQUIREMENTS The space must incorporate standard security measures applicable to federal agencies, including controlled access, basic surveillance capabilities, and compliance with applicable agency security standards. 5. AREA OF INTEREST All offers must be for space located within a half-mile radius of 113 West Main Street, Jackson, Missouri 63755. Offers outside this delineated area will not be considered. 6.
